How we differ
A project goes well when the work is done right and you can reach the person running it.
Twenty years on these jobs — ADUs, garage conversions, and remodels.
Most of the work stays with our crew. Fewer subs, so we keep control of the job.
Priced by a smaller shop, not a big company. There isn’t a middleman stacked on every trade.
You get a call back, and someone is on site watching the work.
We build by trust. That’s the name, and that’s how the job is run.
Finance available!
We do have some finance options. We can connect you with a financial advisor who can explain the different kinds of loans — a construction loan, a secured loan, an unsecured loan, or a payment plan — for any remodel project.
Address, what you want the space to do, and a few photos if you have them. The first conversation is free.
02
Site walk
We look at access, utilities, the panel, and whether the idea fits the lot. You get a straight answer, including no.
03
Written scope
What’s included, what’s an allowance, and what would be a change order. You can read it before anyone is on the clock.
04
Permit, build, inspect
We pull the permit, build the job, meet the inspector, and walk the finished work with you.
05
We have architects and engineers
We can also provide an architect and an engineer who work with us, to help put the plans together for any project. It is an in-house referral from a long working relationship, and that is the benefit to you.
An existing garage turned into a legal studio. The slab, the electrical service, and the household’s parking all get a decision before we start.

Remodel
Kitchen remodel
A kitchen you cook in. If a wall moves, the beam is designed before demolition, and the price of that beam is in the scope.

Remodel
Primary bath
Tile is the last layer. The pan, the slope, and the ventilation are what keep a new bath from becoming next year’s leak.

Addition
Room addition
Bedroom, bath, or living space that lines up with the house you have. Eaves, color, and floor heights are part of the work.

Remodel
COMPLETE HOUSE REMODEL
From roofing to flooring, plumbing, and electrical. We redesign the rooms and open the house into one space when the walls allow it. If the house needs it, we are there for you.
UPDATE
El Niño relief
A construction crew for El Niño storm is available, now.
We put a team together for this El Niño year. If the weather hits the house, we can start on it right away — roofing, major leaks, foundation trouble, moisture, and flooding, including the paperwork your insurance company wants to see. Stucco, landscaping, electrical, and whatever else the storm leaves behind.
City permits and county permits are not the same stack of paper. Unincorporated Orange County and unincorporated San Bernardino County are different counters from the city next door. Tell us the address.
Yes. California contractor license CSLB #116171, issued to Eddie Ramirez-Gianos, general contractor. Built By Trust is the name on the work. Look the number up on the Contractors State License Board site before you send a deposit.
Do you pull permits?
Yes. ADUs, garage conversions, and anything structural — or that moves plumbing and electrical — is permitted in the city or county that has jurisdiction. We don’t ask you to pull an owner-builder permit so the responsibility can slide.
How much does an ADU cost?
A real number needs the lot. For a first conversation in this market, a garage conversion with a bath and kitchen often falls somewhere between $180,000 and $320,000. A detached ADU around 600 to 1,000 square feet is commonly $350,000 and up once utilities, foundation, and finishes are in. Those are 2026 planning ranges, not a bid.
How long does it take?
Plan on design and permit time before construction. Review in this region is often measured in months, and it varies by city and by how complete the plans are. A garage conversion is often a few months of build time after the permit is issued. A detached ADU is longer. You get a schedule with inspection holds after the site walk.
Can I live in the house during the work?
Usually yes for a backyard ADU or a garage conversion. Expect noise, a crowded driveway, and a few days when power or water is tied over. A whole-house reconfiguration is sometimes saner if you sleep elsewhere for part of it. We’ll tell you which one you’re in.
Do you draw the plans?
Either we coordinate a permit set with a designer, or we build from plans you already have. We are the general contractor, not the architect of record.
Where do you work?
Los Angeles County, Orange County, Pasadena, San Gabriel, Long Beach, Malibu, Santa Barbara, Fontana, and San Bernardino County — city and unincorporated county parcels. If you’re just outside that, ask. If we can’t staff it, we’ll say so.
Will the city make me add parking?
Often less than people fear. State ADU law limits how much extra parking a city can require, especially near transit. Your own cars still have to park somewhere. We look at the driveway, the garage, and that city’s current checklist on the site walk. This is not legal advice.
