ADU and garage conversion contractor in Fontana

Fontana lots are one of the better ADU setups in the region: a real backyard, a wide garage, and a city that already reviews these projects every week. It is still a full build — not a weekend enclosure.

A wide lot is an advantage only if the sewer, the panel, and the access are there. We price Fontana ADUs after those three are known. The pretty elevation is the easy part.

If your parcel is outside the city and in unincorporated San Bernardino County, the permit path changes. Tell us the address and we’ll name the right counter.

City of Fontana permits

Fontana Building & Safety reviews the plans, not the county, when the house is inside the city. We submit there, answer corrections, and meet that inspector.

Detached casitas and garage studios

The usual Fontana scope is a one- or two-bedroom unit in the yard, or a garage turned into a studio once the household has decided the cars can live on the driveway.

Heat is a design problem

Inland Empire summers punish a cheap envelope. Insulation, glazing, and an HVAC system that can actually cool the unit are in the scope. Title 24 is not a suggestion.

HOAs still send letters

State law limits how far an association can block an ADU. Design rules still show up. Bring the CC&Rs if you have them and we’ll read the conflict before you pick a fight or a floor plan.

Local questions

Is a Fontana garage conversion cheaper than a new ADU?

Usually yes, because you’re not pouring a new foundation and framing a whole new shell. It is not cheap. Bath, kitchen, electrical, and the slab repair are still real construction. A detached unit costs more and gives you the garage back.

Do you handle the Fontana permit?

Yes. We don’t hand you a set and wish you luck at the counter.

Have a Fontana address?

Send it. We’ll tell you which building department has the job and whether the idea fits the lot.
