ADU contractor for San Bernardino County

County work is not the same permit as a Fontana or Rancho Cucamonga city job. If the parcel is unincorporated, the County of San Bernardino is the building department. If it’s inside a city, that city inspects. We confirm which one before we draw a schedule.

We build ADUs, garage conversions, and remodels on county parcels and in the cities inside San Bernardino County. The license, the written scope, and the phone number don’t change. The checklist at the counter does.

Bring the APN or the full address when you call. “Near San Bernardino” is not enough to know who inspects the footing.

County versus city

Unincorporated addresses go through County Land Use Services and Building & Safety. Fontana, Rancho Cucamonga, Ontario, Redlands, Highland, and the other cities keep their own counters. Fontana has its own page because so much of the ADU work sits there.

Septic can stop a unit

A system that is already at capacity does not quietly accept a second kitchen. We want the wastewater answer early — sewer or septic — before anyone draws a two-bedroom plan that the lot can’t serve.

Inspections are part of the schedule

County inspections get booked, not waved over. The schedule we give you has hold points in it. Re-inspections happen. The job is planned as if they will.

Foothill lots have extra rules

Longer utility runs, fire-hazard overlays, and slope show up toward the hills. A flat tract lot in the valley is a different build. The address tells us which one you bought.

Local questions

Do you schedule the county inspection?

Yes. We call the inspections in the order the work needs them, including the county’s online scheduling. You shouldn’t have to stand in for the contractor.

Can you build if I’m on septic?

Only if the wastewater system can take the new unit, or a plan exists to make it so. If it can’t, we stop there. An ADU without a legal way to handle sewage is not a project we will start.

Have a San Bernardino County address?

Send it. We’ll tell you which building department has the job and whether the idea fits the lot.
